This is great information. As a curious/wanting to begin investor, this is very helpful. I was always skeptical with the check flashers, pump pump pump up seminars…but this here is nice to know, even the big fish take the time to constantly educate and learn.
Man, Ken just can't answer a question! Twice, after being asked how he handled evictions, he just went round and round about everything but how he handled evictions!

Regarding rent control: are we allowed to write off the difference between rent control price vs fair market value? If we are partners with the government then what is the government assistance to the property owner?

Inspiring to say the least. The only downside I got from listening to this lady is that her deals all seem to reflect BEING THERE…..When everything we hear about PiN and from Ross is that anyone can do this from ANYWHERE in the world. Now, I must admit to feeling somewhat confused and uninspired.
I'm idiot
I've been running a rental property business in NE Ohio for about 10 years now. We have 14 units in 2 cities. I manage everything myself 100%. We have moved as much as we can to automated processes, rent payments, issue requests, etc. My single biggest issue is finding contractors that aren't scumbags and aren't going to gouge me. I'd say at least 75% of the time I just end up doing the work myself because I can't find someone to do it. This is literally the only thing stopping me from scaling right now. It's such a massive bottleneck Any advice on finding trustworthy contractors?
