Just drive around the neighborhood I feel like you can typically just look at a neighborhood and tell if it's going to be safe or not

Jaspreet, thank you for going deeper on the difference between good and lazy real estate agents. I am an agent and unfortunately the lazy agents make it hard for those of us who work hard for our clients. As far as the exclusive agreement, unfortunately the NAR settlement from 2024 requires us to have potential buyers sign an exclusive agreement before we can show the house. It does make it hard sometimes but we have to comply or we could lose our license…and lose our income to pay our bills 😮 You're right, we have to work together as a team to make this real estate game work! What are your thoughts on short term rentals vs long term rentals?
Much of your story resonated deeply with my own journey. I began shifting my mindset, reading extensively, and taking meaningful action.
In 2018, I began investing in real estate here in the Netherlands, firmly believing that investing in assets would always be incentivized globally. Initially, it paid off beautifully, I achieved at least an 8% cash-on-cash return across my eight properties and never wanted to sell, this was the base for my pension . However, something previously unimaginable occurred about a year ago: the Dutch government introduced multiple new regulations aimed specifically at investors. They began dictating rental prices, significantly increasing municipal taxes, and dramatically raised the wealth tax on property ownership with multiples instead of a few percent. As a result, many investors saw their profitable investments reduced to merely breaking even or even incurring big losses.
What's striking is how quickly all these regulations were introduced at the same time,within just one year, learly signaling that financially educated people and private investors are no longer welcome, despite the critical role we've played in alleviating housing shortages.
Consequently, about 35,000 rental properties were sold within the past year alone (mostly those without tenants on indefinite contracts). Many investors wish or even need to sell, but they're often trapped in long-term rental agreements, unable to legally remove tenants and thus unable to exit.
Have you heard about this situation unfolding in the Netherlands? I'm very curious to hear your perspective and advice for investors navigating this challenging climate.

I think this is good advice, but better for people who are closer to retirement. My opinion for young people is you need to be grounded , avoid debt. i save and invest around 40 percent of my income with a good nursing job, and I live upstate MN. My expenses are extremely low. I have zero debt on a 7 figure portfolio, low rent and car paid off. So i can just save. feel lucky and grateful my cfa Lois Elaine Wilson came into play.
i tend to see myself as a connoisseur of great investments so I can sleep in passive freedom, focusing on diversification & multiple streams of income. Capital gains, rental property, earned income, royalty income, resale profits ,interest income, dividend income. to mention a few. coins, bonds, etfs are primarily seated at the top, manned by Lois Elaine Wilson my FA to avoid a full scale market crash and diversification. Direction is simply the solution

If you have 100 shares of stock you love to hold for long term like retirement, you can generate weekly or monthly passive income by selling cover calls.. been holding TSLA since last year at $200.. trust me, the passive income will pay for your bills and you do nothing but hold. and its scalable if you have extra money.. not everyone can start a rental property.
