I’m pissed I didn’t read it sooner. Smart Broke Dumb Rich by Zor Veyl forced me to rethink everything I thought I knew about money. It really is worth the hype.
Assuming you didn't misspeak at 16:10 and you truly covered a 10% downpayment for an investment property solely with a credit card, that fact alone shows how wildly different the playing field is for people attempting to enter the RE investing realm today compared to the boomer's generation. I'm shocked you would actually admit that. Sadly this really takes away your credibility for anything other than a motivational speaker, and paints you more as an out of touch boomer with virtually no understanding of the obstacles facing first-time RE investors today.

Quick tip I use: stress-test the deal. Assume rents drop 10%, expenses jump 10%, and interest rates go up 2%. If it still cash flows (DSCR ~1.25+ ) and you’ve got 6–12 months of reserves, it’s a keeper. Emotions lie—numbers + Plan B save you.
