“You don’t know who your bank is in bed with,” says Mitch Vexler, whistleblower and expert on property valuations. In this second interview with Daniela Cambone, Vexler explains how inflated property appraisals fuel massive school bond debt and overtax communities. “Mathematically, there are $5.1 trillion in school bonds that are already outstanding,” he says. “If you add in what’s hidden, the exposure could be as high as $17.1 trillion.”
Vexler also warns of fallout spreading far beyond homeowners: “So you end up in the exact same position where I wouldn’t quite call it 70% credit risk, but I would certainly call it close to 50 to 60% credit risk with regard to your retail tenants.” Read more about Mitch’s work here:

My son is a high school teacher. He said the number of administrative employees has greatly increased since he started teaching, and most of them don’t do anything to help the schools or the teachers and aren’t necessary, but taxes continue to rise to pay bonds for schools, when the money should go to the teachers and the schools.
My dad asked me "How can a little guy like me fight the fraudulent real estate tax increases?". And I told him I know a guy named Mitch who knows exactly what to do to stop the fraud.

Poor Mitch is in for an ass kicking when he goes to court, cuz he doesn't know that private contracts trump public policy. As he points out there is not law requiring property tax in the constitution, just income tax which is not what they are charging you now. Income is a different thing post 1933 and the New Deal. Before that trust took effect income was defined as profit from corporations. All taxes are voluntary, that means you are agreeing to a private contract to make donations. The funny part is mom and pop don't own anything if they registered (granted their property in trust) their property to the State of ******. If you think i am incorrect pull out your so called mortgage documents and check that you got all the pages of the document. When i discovered this 20 years ago i found out the Liar, only gave me 8 pages of 17 page document. You will have to got to land registry to get the missing pages. That document tells you, that the Birth Certificated person/trust /estate is listed as the "tenant". You may want to look up the meaning of that word. The State of ***** is the legal owner of the proper and is required to pay for everything but they don't they just create another trust whereby your estate suddenly becomes the "owner" aka the liable party which is basically the trustee of the new trust where the State of ** becomes the beneficiary of the new trust. If you do not wish to donate money to these filthy rich corporations that pretend to be broke (a budget is just what you plan to spend, not how much money you have, Mitch is correct about the off balance sheet shenanigans) then you can look into Land Patents or just recording your property instead of giving it away by way of registration. Most likely the court will just rule against him and won't really tell him what i just told all of yall. If they want to be sneaky they will just agree with him on the "over taxing" formulae and give him a half win, even though Public Policy of paying property tax is unconstitutional. Should be fun to see the outcome.

Tax on real property is my single largest expense category eclipsing housing, health, transportation and energy by an order of magnitude. Looked at another way, property tax, ever increasing and never possible to eliminate, basically means ownership is nonexistent. You don't really own anything; you're just paying rent.
I am now understanding how the CAD increases your home appraisal increase the tax the schools, police, municipalities, library and others collect. Then the school board states look will only increasing this little bit so pass the budget. You will see your actual tax is much higher than the you expected.

As I am writing this, gold is $4200 & silver is $52.80. These commodities indicate that inflation is out of control and trust in the American dollar is fading quickly. The entire global financial system is a Ponzi scheme, and this property tax fraud is just another leg of the collapsing stool. Money as debt is unsustainable. The federal government (Treasury) can print its own money and cancel all debts to the bankers, but the investor class will see a 50% drop in asset prices. Bankruptcy is the best solution for every mortgage holder. The courts need to apply the charge of fraud to the lenders and remove the dollar amount of that fraud from mom-and-pop mortgages. The property tax should be retired, and a refund is owed to every consumer who paid these fraudulent tax amounts. The FairTax is the model we should use. Taxing income was illegal for a good reason. It is evil. Exemptions are allowing corporations to pass all their taxes on to the consumer. Essentially they have done 2 things:
1.) Created a pool of artificially inflated assessed value and then use that as the basis of their comps (fruit of the poisonous tree)
2.) Created a default backstop enshrined in state law and backed by armed, legal, state authority, to assign AND tax assessed property value in perpetuity and at their discretion
If I had to dream up a perpetual rat wheel of financial extortion it would look exactly like property tax based on "assessed value" combined with budget based assessing.
Somewhere I was taught our constitution guaranteed an individual has a right to be free and secure in their home, free from unjustified search and seizure; I guess the framers forgot to include "…except for generating revenue from taxing it…"
How are property taxes levied?
Two things determine your property taxes:
– Your assessed value, and
– The budgets of the tax districts in which you live = * NEEDS BASED ASSESSMENT and violates USPAP *
